You don’t want a cheap inspection. A cheap inspection may be the most expensive thing you will ever buy, it may cost you hundreds or even thousands of dollars down the road because of overlooked defects. Cheap inspectors often know less and do less, which is one reason why they’re cheap.
We do thermal imaging in are inspections.
Sometimes people have asked me if they can get a home inspection without thermal imaging.
"If you have moisture in the walls that can cause mold, do you want me to include that information in the report? They would always say "YES, THAT IS IMPORTANT INFORMATION."
I would then tell them "So why do you want me to leave my tool at home, that happens to be the very tool I need in order to give you this VERY IMPORTANT INFORMATION?" "You are trying to save a nickle at the risk of loosing a dollar. By not getting a thermal imaging scan of the house, you are exposing yourself to potential harm, by not getting all the details that you may need, and it may end up causing you damage later"
My inspection reports are thorough, clear and concise, with digital photos and a report summary, for quick reference and to aid in preparing a repair list for the sellers. Reports are always delivered the same day of the inspection. Reports are emailed, available for download from our website, or printed on site (if requested).
As a home inspector, it is my job is to disclose any defects I encounter and to educate my clients to the best of my ability about the conditions of the property I am inspecting. We inform you of defects. We will not scare you like some other inspectors do.

The DOE recommends a thermal imaging inspection be done on newly constructed homes. Most builders have a warranty for a new home, some for one year, others longer. Thermal investigations conducted by a certified thermographer are valid in a court of law.

One Year Warranty
If you own a new home and your 1 year builders warranty is about to expire, you should consider having your home inspected by a professional residential home inspector. Quite often problems and deficiencies in a new home will begin showing up in the first year of the home’s life. Having an inspection done a few weeks to a month before your warranty expires will give you time to notify the builder of items that are in need of repair. These repairs should all be made at the builders expense possibly saving you many times the cost of the inspection. If no problems are found you will have the peace of mind knowing your home is in great condition for years to come.
The home in detail
A pre-listing inspection is also a great sales tool. Having a pre-sales inspection performed will insure the potential buyers that you are concerned about their interest in the transaction and will give them more confidence to complete the purchase. A pre-listing inspection gives you the ability to list your home with confidence.
Are you preparing your home to place it on the market? Most informed buyers will probably have a third party inspection performed on your home prior to closing. An inspection will almost always reveal the need for some deficiencies to be corrected before the buyers move forward on the purchase of the house. This could place you, as the seller, in a position to do some quick, easy repairs to meet time constraints of the sales contract. Getting your home inspected before you put it on the market will help eliminate these kind of surprises and could save a lot of money on repair costs.
Having to replace a bad septic system could cost about $10,000 to $15,000.
Having a clogged sewer line may not be detected during a routine home inspection. We send a camera down the sewer line and record the whole thing. This way you know for sure that there are not any problems before you buy the home.

Mobile/Modular homes are not the same
as stick built homes.

Annual Home Maintenance
Your home changes over time. The systems in your home need continuous maintenance. Have a yearly checkup done to make sure everything is in working order.

Your inspection will be accompanied by a complete and thorough written report with descriptions and digital pictures of any deficiencies found in your home. The report can serve as documentation of the work that is required which should be covered by the builders warranty.
